How to Verify if a Land Deed is Genuine Before Buying

Verifying a land deed before buying is crucial. Many people lose everything after falling victim to fake NIDs, forged deeds, and other scams. Fraudsters often sell land worth crores using the real owner’s name, targeting especially long-unpaid or abandoned properties.
Md. Asaduzzaman, Assistant Commissioner (Land) of Burichang, Kurigram, warns that lands without proper oversight are most at risk. Fraudsters use fake NIDs, forged deeds, and even counterfeit Power of Attorney documents to sell land illegally.
However, buyers can identify fake deeds themselves by following these nine important steps:

Check Volume and Registry Number
Compare the deed’s year, volume, and registry number with records at the Sub-Registry Office. If needed, submit a written request for confirmation.

Verify Signatures and Government Seal
Ensure the signatures and official seal on the deed are authentic. Be cautious if the deed was registered on a public holiday.

Confirm the Real Owner’s Identity
Be alert if multiple owners are listed for the same land. Verify the real owner’s identity by speaking with locals.

Check Continuity of Land Records (Khatian & Namjari)
Confirm the continuity of land records at the Assistant Commissioner (Land) office. Match plot number, address, and land area carefully.

Photos on Power of Attorney (PoA)
If the land is transferred via PoA, ensure both parties’ photos are included on the document.

Verify Deed Date and Transfer Details
Ensure the deed date and transfer details are consistent with the actual transaction.

Check Deed Writer Information
Know who drafted the deed. If necessary, visit the site to verify their identity and credentials.

Collect all old deeds and related documents from the seller and verify them at the Sub-Registry Office.

Confirm where the stamps used in the deed were purchased. Check the serial numbers to verify their origin.
